Plumbing Services We Provide in Mount Hermon
We handle repair, replacement, and diagnostic work across the whole system, indoors and underground.
Leak Detection and Pipe Repair
Leak detection locates a leak without opening walls or floors first, using pressure testing, acoustic listening, and thermal methods to narrow the position before any cutting begins. In an older house, this matters more than on a new one, because opening the wrong wall in a lath-and-plaster or board-sheathed home is expensive to put back.
Water Heater Repair and Replacement
We repair and replace tank and tankless water heaters, size the replacement to the household rather than to the old unit, and brace the new heater against seismic movement. Permits and inspections are handled as part of the job.
Repiping and Fixture Work
A repipe replaces the supply lines through a house. We recommend one on evidence, not on age alone: repeat pinhole leaks, failing pressure at multiple fixtures, or a camera and pressure test that show the system is at the end of its service life.
Drain, Sewer and Septic Work
We clear and camera drain lines, repair building sewers, and work on properties served by septic systems as well as those on a sewer main. A camera inspection tells you which of the two problems you have before anyone digs.
Water Filtration and Treatment
Mount Hermon’s drinking water comes from a small community system drawing on local groundwater wells rather than from a large regional utility. We install and service filtration and treatment equipment where a household wants it, sized to the water it actually has.
How We Work on Older Mount Hermon Homes
We diagnose before we quote. In a house of this age, the visible symptom and the actual defect are often in different rooms. A first visit is a survey, not a guess. We check static water pressure at a hose bib, look at the water heater’s age, condition, and connections, run a camera where a drain problem is suspected, and inspect whatever piping is reachable in a crawl space or under the house. Then we tell you what we found, show you the evidence, and give you options in writing before any work starts. Permitted work is permitted work. Water heater replacements, repipes and sewer repairs are pulled, inspected, and signed off to the 2025 California Plumbing Code, which has been in force statewide since January 1, 2026.
Why Mount Hermon’s Prewar Housing Stock Drives Its Plumbing Repairs
Mount Hermon has some of the oldest housing in Santa Cruz County, and that single fact explains most of the plumbing work done here. Census American Community Survey estimates for the Mount Hermon CDP put 259 of the community’s 635 housing units built 1939 or earlier, with 548 of them built before 1970. These are survey estimates on a small population and carry wide margins of error, but the direction is not in doubt: this is a prewar community that has seen almost no new construction. Plumbing systems have a service life, and in a house built before 1940 the original system has passed it several times over. What that means in practice is a house that has been repaired in layers: a section repiped in one decade, a water heater swapped in another, a drain line patched at a joint by someone who is no longer available to explain what they did. Different materials meet each other at fittings that were never designed to be joined, and those junctions are where leaks start. Terrain compounds it. Mount Hermon sits in a wooded valley on the San Lorenzo River, where houses are built into slopes, service lines run long distances under mature trees, and crawl spaces are shallow. Roots find drain line joints. Buried supply lines are hard to reach. None of that is visible from inside the house. So on a Mount Hermon property, we survey before quoting, and we date what we find rather than assuming it. Knowing that a section of pipe is original and a section is a 1980s repair changes the recommendation, and it is the difference between a repair that holds and one that moves the leak twelve feet down the line.
What Changes the Cost of a Plumbing Job in Mount Hermon
- Access. Crawl space height, slope, and whether the line runs under a deck, driveway or mature planting
- What the previous repairs used. Mixed materials need transition fittings and more labor than a uniform system
- Whether the fix is a repair or a section replacement. A survey settles this, and we price both where both are viable
- Permits and inspection. Water heater replacement, repiping and sewer work are permitted, and we handle that
- Distance and scheduling. Mount Hermon is at the edge of our service area, so we group work here where we can
Estimates are free, from a remote or on-site consultation, and pricing is given upfront before work begins.
